Commercial Market
Southport’s Resurgence
The Gold Coast’s commercial market has proven very successful with the 100% sellout of the commercial office space and retail shops in the new “Pivotal Point” complex in the CBD of Southport at the corner of Nerang Street and Marine Parade. The complex was developed by HSP Developments Pty Ltd (Eddie Kornhauser) and adjoins the Australia Fair shopping centre. Max Christmas Real Estate was the marketing agent for all the commercial, retail and residential components in the project.
The Raptis Group have already established success with their new Southport Central development presently under construction in Scarborough Street, incorporating retail, office and unit components.
These sales, coupled with the successful sales achieved by the Meriton Group in Brighton Parade (adjoining the Gold Coast Bridge) evidence the super strength which Southport is showing in the market place. This is supported by the involvement of the three big name developers – Eddie Kornhauser, Harry Triguboff, and Jim Raptis.
Also, Griffith University’s new medical school adjoining the Southport Hospital, has just been completed at a cost of $35Million.
Gordon Property Group’s “Nexus Towers” are well and truly under construction, having reached the 20th level. This project is also located in Southport’s central business district, with views overlooking the Broadwater.
Development Sites
We are currently marketing what I believe is a magnificent site close to Surfers Paradise’s central business district. No approvals attach to the site at present, but it has the capability of achieving approval for a thirty storey building and over 100 apartments.
There are few sites remaining in a close proximity to Surfers Paradise and Main Beach, however one site at Main Beach has existing approvals, another site is close to obtaining development approval, and a further smaller site close to Surfers Paradise CBD has existing highrise approval.
Underpinning the Southport market is the huge job growth in the area, supported by the medical and legal precincts, over 600 retail shops, the new library, major banking institutions and a vast range of vehicle dealerships. These are all great employment structures. |
